Data source: Dubai Land Department official transaction registry · 447,451 sale transactions covering Jan 2024 – Apr 2026 · 1.42M Ejari rental contracts over the same window · Prices shown as trailing 12-16 month average of completed registered transactions, grouped by master project where available, falling back to municipal area name otherwise · Yield figures use median annual rent ÷ median sale price within the same area and bedroom bucket · Service charges reflect the latest filed Owners' Association budget (typically 2023). Updated weekly via the build-market-stats pipeline.
